MANNED GUARDING
Vacant Property Inspections
Regular weekly or fortnightly inspections of vacant residential dwellings or commercial units can be an obligation of unoccupied property insurance policy conditions and landlords duty of care. Without these Vacant Property Inspections (VPI’s), properties might not be fully insured for vandalism, theft or other losses such as leaks, mould, fly tipping or pest damage.

Vacant Property Checks
-
Property Management Checks – These checks involve assigning a manager, notifying key parties, scheduling inspections, redirecting post, assessing risks, and exploring ways to mitigate rates, fly-tipping, and unauthorised occupation.
-
Health and Safety Checks – Assessing for health and safety risks, identifying non-essential item removal and cleaning, rubbish and hazard removal requirements.
-
Fire Safety Checks – Inspecting fire safety measures (alarms, extinguishers, sprinklers etc.), combustible items and waste, fire exit and evacuation procedures.
-
Security Checks – Identifying security risks, reviewing perimeter, doors, windows, access points, lighting and visibility.
Not only do we provide a full written report but we check any change in the property condition from the previous report and provide supporting photographs.
What Happens After a Vacant Property Inspection?

Where Secure Empty Property have installed our temporary intruder alarm systems for vacant property, these also provide an independently verifiable audit trail of the frequency of VPI’s, time & date of attendance and duration of the visit. In addition, vehicles are tracked and photography is geo-tagged with time and date of the property inspection. This can be essential to evidence compliance with property insurance policy conditions in the event of a claim or loss.
